Let’s talk Trick or Treat safety! Halloween is an exciting time of year for kids, and to help ensure they have a safe holiday, here are some tips from the American Academy of Pediatrics (AAP):

ALL DRESSED UP:

  • Plan costumes that are bright and reflective. Make sure that shoes fit well and that costumes are short enough to prevent tripping, entanglement or contact with flame.
  • Consider adding reflective tape or striping to costumes and trick-or-treat bags for greater visibility.
  • Because masks can limit or block eyesight, consider non-toxic makeup and decorative hats as safer alternatives. Hats should fit properly to prevent them from sliding over eyes. Makeup should be tested ahead of time on a small patch of skin to ensure there are no unpleasant surprises on the big day.
  • When shopping for costumes, wigs and accessories look for and purchase those with a label clearly indicating they are flame resistant.
  • If a sword, cane, or stick is a part of your child’s costume, make sure it is not sharp or long. A child may be easily hurt by these accessories if he stumbles or trips.
  • Do not use decorative contact lenses without an eye examination and a prescription from an eye care professional. While the packaging on decorative lenses will often make claims such as “one size fits all,” or “no need to see an eye specialist,” obtaining decorative contact lenses without a prescription is both dangerous and illegal. This can cause pain, inflammation, and serious eye disorders and infections, which may lead to permanent vision loss.
  • Review with children how to call 9-1-1 (or their local emergency number) if they ever have an emergency or become lost.

CARVING A NICHE:

  • Small children should never carve pumpkins. Children can draw a face with markers. Then parents can do the cutting.
  • Consider using a flashlight or glow stick instead of a candle to light your pumpkin. If you do use a candle, a votive candle is safest.
  • Candlelit pumpkins should be placed on a sturdy table, away from curtains and other flammable objects, and not on a porch or any path where visitors may pass close by. They should never be left unattended.

HOME SAFE HOME:

  • To keep homes safe for visiting trick-or-treaters, parents should remove from the porch and front yard anything a child could trip over such as garden hoses, toys, bikes and lawn decorations.
  • Parents should check outdoor lights and replace burned-out bulbs.
  • Wet leaves or snow should be swept from sidewalks and steps.
  • Restrain pets so they do not inadvertently jump on or bite a trick-or-treater.

 ON THE TRICK-OR-TREAT TRAIL:

  • A parent or responsible adult should always accompany young children on their neighborhood rounds.
  • Obtain flashlights with fresh batteries for all children and their escorts.
  • If your older children are going alone, plan and review the route that is acceptable to you. Agree on a specific time when they should return home.
  • Only go to homes with a porch light on and never enter a home or car for a treat.
  • Because pedestrian injuries are the most common injuries to children on Halloween, remind Trick-or-Treaters:
    • Stay in a group and communicate where they will be going.
    • Remember reflective tape for costumes and trick-or-treat bags.
    • Carry a cellphone for quick communication.
    • Remain on well-lit streets and always use the sidewalk.
    • If no sidewalk is available, walk at the far edge of the roadway facing traffic.
    • Never cut across yards or use alleys.
    • Only cross the street as a group in established crosswalks (as recognized by local custom). Never cross between parked cars or out driveways.
    • Don’t assume the right of way. Motorists may have trouble seeing Trick-or-Treaters. Just because one car stops, doesn’t mean others will!
    • Law enforcement authorities should be notified immediately of any suspicious or unlawful activity.

HEALTHY HALLOWEEN:

  • A good meal prior to parties and trick-or-treating will discourage youngsters from filling up on Halloween treats.
  • Consider purchasing non-food treats for those who visit your home, such as coloring books or pens and pencils.
  • Wait until children are home to sort and check treats. Though tampering is rare, a responsible adult should closely examine all treats and throw away any spoiled, unwrapped or suspicious items.
  • Try to ration treats for the days and weeks following Halloween.

Avoid These Mistakes That Delay Closing Your Home Loan

Our goal is to get your home loan to close as quickly as possible –we know that when it comes to making an offer on your dream home, time is crucial. Did you know that you also play an essential role in making your loan close fast?

Here are the most common causes that delay home loan approval and closing:

#1: Missing Financial Details

We don’t need to know your entire financial history, but we will need to see every detail from the past two years. Don’t worry; we’ll let you know precisely what you need to provide, making sure that everything moves as quickly as possible.

#2: Leaving Out Documentation

The documentation needed for your loan may vary (and we’ll let you know what your loan calls for) but keep in mind that we’ll need the following:

  • Tax returns and W-2s from the past two years (or year-to-date financial statements for the self-employed)
  • Last month’s pay stubs
  • Two months of bank account statements
  • Copy of any transactions that exceed $1,000 Home insurance quote
  • Financial details of any other homes, businesses, or vehicles that you own
  • If anything significant pops up when we check your credit, we’ll need documentation for this as well.

#3: Mistaking Pre-Qualified For Approval

Pre-qualified requires minimal information from you. It’s a great way to get an idea of how much you can afford to buy, but it doesn’t mean that your loan is approved. Applying for a loan, getting approved for the loan, getting the underwriting approved are the additional steps that need to happen before your loan is approved and can take the step toward closing. Don’t let this discourage you! We take care of all the heavy lifting and make sure that it moves along quickly. All we need from you is to get the ball rolling by applying for a mortgage.

#4: Not Sharing Details Of The Offer With Us

When you buy a home, the purchase contract will layout certain financial milestones that we need to know about, such as by when your loan approval should be secured and how many days you have to close. If we miss any of these dates, not only will it delay your loan but it could cause you to lose the home!

#5 Making Big Changes to Your Finances or Career

Changing jobs, opening a new line of credit, making big purchases, or loaning your friend 3k to start up their business changes your financial portfolio. This means that adjustments must be made and you may not qualify for as much as you originally were quoted. The application process, essentially, needs to start over –delaying your home loan and delaying closing even more.

Tips for Ensuring a Smooth Move for Seniors!

Moving can be overwhelming for anyone, let alone some of our great seniors. Here’s some tips to make their move as easy as possible.

1. Communication and Choice

Seniors can be emotionally vested in the home they’re leaving, and it’s expected that there will be sadness and apprehension about the move. It can be a tough conversation to have with your aging parent, but give them time to grieve the change and talk about where they will be living and why they are moving, in order to help make the transition smoother. When seniors are asked to leave their longtime homes, a frequent cause of distress is their perceived loss of control, so give your loved one as much choice as possible as they plan and implement the move.

2. Plan Effectively

Before families begin the sorting and organizing process, it will help to have a visual of what they are getting into. What rooms need to be furnished? How many square feet is the new residence? Writing for AARP, Ann Goyer recommends plotting the floor plan of your loved one’s new home on graph paper, and suggests cutting out pieces to represent furniture.

3. Enlist Relatives

This will undoubtedly be a big job, so enlist help from your family. Encourage siblings or other close family members to take a few days off of work. Even children and younger members in the family can participate. Surrounding your senior parents with loved ones who are supportive and encouraging could help ease the emotional stress of moving as well.

4. Sort and Organize

Moving your elderly parents will involve downsizing. Go through the house item by item with your support team. You can categorize objects to make the process easier: items to be moved, keepsakes to be left with family, items to be sold or donated, and items to be thrown out. Don’t allow yourself to become a packing robot lacking feelings. Honor the emotional attachment to personal belongings and allow your senior parent to reminisce as you help sort out their possessions. Remember, these are not just things you’re moving; they’re memories. Also, be open to your own emotions, especially if this was your childhood home.

5. Clean and Repair

After the organizing and packing is complete, there is work that still needs to be done. Whether the house is going to be sold, rented or passed on to another relative — the general requirements are the same. The house should be cleaned, and they should consider making any required repairs now before any get worse. It’s better to take care of maintenance issues all at once rather than dealing with them later while the house is for sale (or after renters move in).

6. Plan the Moving Day

There are a few different strategies for moving your senior loved one into their new home. A full service mover is the easiest way to go, but also the most expensive. They will load everything, deliver to its destination and put things in place. We looked at quotes from movers and found the cost of moving the contents of a two bedroom home across the country exceeds $6,000.  Families can save some money on the move by using a self-service mover, which means their family will load the moving truck, but the cargo will be hauled by a professional mover.  Then there’s the do-it-yourself (DIY) option where you can rent a moving truck or trailer. But, even the DIY option of renting a U-Haul or Ryder is not cheap: a move from Atlanta to Los Angeles in a 26 foot truck could exceed $3,000 when you factor in gasoline.

Of course, each family’s circumstances are unique, so we’re hesitant to give blanket advice. However, I hope these tips help you better plan and execute your elder loved one’s next move!

Getting Ahead of Simple Winter Projects

Accomplishments, even little ones, go a long way toward a sunny outlook. Fortunately, there are plenty of easy, quick home repair chores you can do when you’re mired in the thick of winter. For max efficiency, make a to-do list ahead of time and shop for all the tools and supplies in one trip. On your work days, put the basics in a basket and carry it from room to room, checking off completed tasks as you speed through them.

What to Look (and Listen) For

In each room, look around and take stock of what needs fixing or improving. Focus on small, quick-hit changes, not major redos. Here are some likely suspects:

Sagging towel rack or wobbly toilet tissue holder.

Unscrew the fixture and look for the culprit. It’s probably a wimpy, push-in type plastic drywall anchor. Pull that out (or just poke it through the wall) and replace it with something more substantial.

Squeaky door hinges.

Eliminate squeaks by squirting a puff of powdered graphite alongside the pin where the hinge turns. If the door sticks, plane off a bit of the wood, then touch up the paint so the surgery isn’t noticeable.

Creaky floor boards.

They’ll shush if you fasten them down better. Anti-squeak repair kits feature specially designed screws that are easy to conceal. A low-cost alternative: Dust a little talcum powder into the seam where floorboards meet…the talcum acts as a lubricant to quiet boards that rub against each other.

Rusty shutoff valves.

Check under sinks and behind toilets for the shutoff valves on your water supply lines. These little-used valves may slowly rust in place over time, and might not work when you need them most. Keep them operating by putting a little machine oil or WD-40 on the handle shafts. Twist the handles back and forth to work the oil into the threads. If they won’t budge, give the oil a couple of hours to penetrate, and try again.

Blistered paint on shower ceilings.

This area gets a lot of heat and moisture that stresses paint finishes. Scrape off old paint and recoat, using a high-quality exterior-grade paint. Also, be sure everyone uses the bathroom vent when showering to help get rid of excess moisture.

Loose handles or hinges on furniture, cabinets, and doors.

You can probably fix these with a few quick turns of a screwdriver. But if a screw just spins in place, try making the hole fit the screw better by stuffing in a toothpick coated with glue, or switching to a larger screw.

Safety Items

You know those routine safety checks you keep meaning to do but never have the time? Now’s the time.

Carbon monoxide and smoke detectors.

If you don’t like waking up to the annoying chirp of smoke detector batteries as they wear down, do what many fire departments recommend and simply replace all of them at the same time once a year.

Ground-fault circuit interrupter (GFCI) outlets.

You’re supposed to test them once a month, but who does? Now’s a great time. You’ll find them around potentially wet areas…building codes specify GFCI outlets in bathrooms, kitchens, and for outdoor receptacles. Make sure the device trips and resets correctly. If you find a faulty outlet, replace it or get an electrician to do it for $75 to $100.

Exhaust filter for the kitchen stove.

By washing it to remove grease, you’ll increase the efficiency of your exhaust vent; plus, if a kitchen stove top fire breaks out, this will help keep the flames from spreading.

Clothes dryer vent.

Pull the dryer out from the wall, disconnect the vent pipe, and vacuum lint out of the pipe and the place where it connects to the machine. Also, wipe lint off your exterior dryer vent so the flap opens and closes easily. (You’ll need to go outside for that, but it’s quick.) Remember that vents clogged with old dryer lint are a leading cause of house fires.

Drain hoses.

Inspect your clothes washer, dishwasher, and ice maker. If you see any cracks or drips, replace the hose so you don’t come home to a flood one day.

Electrical cords.

Replace any that are brittle, cracked, or have damaged plugs. If you’re using extension cords, see if you can eliminate them. For example, replacing that too-short lamp cord with one that’s longer. If you don’t feel up to rewiring the lamp yourself, drop it off at a repair shop as you head out to shop for your repair materials. It might not be ready by the end of the day. But, hey, one half-done repair that you can’t check off is no big deal, right?

  • Wait until children are home to sort and check treats. Though tampering is rare, a responsible adult should closely examine all treats and throw away any spoiled, unwrapped or suspicious items.

#TaraMTG Tuesdays: Unpacking and Understanding The Mortgage Payment

As a first-time homebuyer, you likely have questions about your mortgage payments and how it’s calculated. How much can you expect to pay? How are taxes paid? What’s the purpose of mortgage insurance?

This post will unpack your mortgage payment so you know what you’re paying for each month.

How the payments are broken down depending on the type of loan, but generally, you can expect your mortgage payment to include 4 items. These items are lumped into a single monthly payment and can be remembered with the acronym P-I-T-I.

P is for Principal

The principle is the total amount that you borrow to buy the home. For example, if your loan is for $240k, your principal is also $240k. The amount you pay toward the principal doesn’t usually change, unless you refinance, and depends on the amount of your initial down payment and the total life of the loan.

I is for Interest

Interest is the fee you pay for borrowing the funds to buy the home. Also known as the mortgage rate, it varies depending on market conditions at the time you locked in your home loan. Your rate is also determined by your credit history, among other factors.

There are two mortgage rate options for homebuyers – a fixed-rate mortgage and an adjustable-rate mortgage. With a fixed rate, your interest rate will remain the same for the life of the loan, even if market rates go up over the years.

With an adjustable rate, your interest rate is fixed for a set amount of time (usually five years), then changes to whatever the current market rate. With an adjustable rate, your mortgage payment may increase or decrease at each adjustment interim.

T is for Taxes

Taxes are based on the value of your property. Your property is assessed every year to determine how much you will pay in property taxes. You can choose to include the property tax in your mortgage payment, dividing your annual bill into 12 payments. It’ll be held in escrow until taxes are due, after which they are paid on your behalf.

I is for Insurance

Insurance protects the loan in the event of a disaster or an accident. Similar to property taxes, your insurance payments can be collected, held in escrow, and paid to the insurance company directly every year. Usually, your insurance payment won’t change over the years, unless you add additional coverage.
